The Challenge: A Digital City, a 21-Day Cycle, and a Global Deadline
Miami Beach operates a predominantly digital system with standard review cycles of 21 days. The request was straightforward yet daunting: secure a Change of Use permit, oversee build-out, inspections and obtain all operational licenses for a high-profile food & beverage tenant—from submission to opening—in a fraction of the typical time.
The Ribbon Cutting was set for December 8, 2025, aligning with the international spotlight of Art Week. There was no room for delay.
The Strategy: Partnership Over Paperwork
Instead of doubting the timeline, Jeevan Tillit, our CEO, engaged directly with the Miami Beach Building Official to architect a pathway forward—a walk-through submission process, which is not typically allowed for projects of this scope. After receiving a formal letter of approval for the exception, the process transformed weeks of waiting into hours of active review.
Our permit was submitted mid-September. Through precise preparation and proactive coordination, we received initial approvals—and clear, actionable feedback—the same day.
Within 10 business days of initial application, the permit was fully approved and issued. This set a new benchmark for a Change of Use permit in Miami Beach, proving that with the right strategy and relationships, speed and compliance are not mutually exclusive.
Beyond the Build-Out: The Licensing Sprint
A permit allows you to build. A license allows you to operate. For MYKA to open its doors, both had to be secured in harmony.
Our Business Licensing Department led a parallel sprint with the DBPR (Department of Business and Professional Regulation), Miami-Dade County, and the City of Miami Beach.
Every detail was pre-vetted. The space was impeccably prepared. When the DBPR inspector arrived, she noted the flawless setup—a testament to our “white-glove” standard.

The Client & The Vision: More Than a Yogurt Shop
This was not just any opening. MYKA represents a new category of Mediterranean-inspired craftsmanship, and its U.S. debut was strategically placed within the Lincoln Theatre, reimagined by developer Robert Rivani of RIVANI.
Rivani, known for revitalizing iconic properties, described MYKA as setting “the tone for how we are reimagining Lincoln Road—where legacy, culture, and innovation intersect.”
Our role was to ensure that the vision wasn’t delayed by bureaucracy.
